Tile Roofing in Austin: What Homeowners Should Know
The tiles last a lifetime. The underlayment beneath them doesn’t, and that’s where most tile roof problems start.
Tile is the roof of choice in Steiner Ranch, Barton Creek, Lakeway, Westlake and much of the Hill Country for good reason: it handles heat and sun better than almost anything, it doesn’t burn and it lasts fifty years or more. But a tile roof is really two roofs. The tile sheds most of the water; the underlayment beneath catches the rest. In Texas heat, standard underlayment under tile can fail in 20 to 25 years while the tile above it looks perfect.
That’s why most tile roof leaks aren’t tile problems. They’re underlayment, flashing or valley problems hidden under tile that’s been walked on incorrectly by other trades. Tile repair done right means lifting tiles, fixing the layer beneath and resetting them, not smearing sealant on the surface.

The fix is a “lift and relay”: we remove the tile carefully, replace the underlayment, flashing and any damaged decking, and reinstall your existing tile, adding new matching tile for any that break. It costs a fraction of a new tile roof and restores the roof to like-new performance while keeping the look you bought the house for.

How long does a tile roof last in Texas?
The tile itself, 50 years or more. The underlayment beneath it, 20 to 30 years depending on the product. Plan for an underlayment replacement around the 25-year mark and the roof will outlast the mortgage.
Can my house support a tile roof?
Tile weighs 600 to 1,000 pounds per square versus 200 to 300 for shingles. Homes built for tile are framed for it; switching from shingles to tile usually requires structural reinforcement. We check before we quote.
Why is my tile roof leaking if no tiles are broken?
Because the underlayment or flashing beneath the tile has failed. Tile sheds most water but not all; the layer beneath does the rest. Leaks with intact tile mean it’s time to inspect what’s underneath.
Can you walk on a tile roof?
Carefully, and only where the tile is supported. Most broken tiles we replace were cracked by HVAC techs, painters, satellite installers or gutter cleaners who didn’t know how to step. If other trades need roof access, ask us first.
Do you install concrete or clay tile?
Both. Clay is lighter in color range and holds color longest; concrete offers more profiles including slate and shake looks at a lower cost. We’ll show you samples and explain the trade-offs for your house.
