What We Check During a Roof Inspection

A drive-by isn’t an inspection. We go on the roof and into the attic, and you get the photos.

An honest inspection is the cheapest roofing decision you’ll ever make. It tells you whether a problem is a $300 repair or a replacement, whether storm damage is worth a claim, and whether the roof on the house you’re about to buy has five years left or fifteen.

Ours takes 45 to 90 minutes. We walk every slope, photograph every penetration and flashing detail, check the attic for water trails, ventilation and insulation condition, and write it up the same day in plain English with a clear recommendation.

We inspect for free because an informed homeowner is our best customer. If your roof is fine, we’ll tell you it’s fine and you’ll remember who told you the truth. If it needs work, you’ll have photos and a written estimate to compare against anyone else’s. The only exception is formal real estate inspections for a transaction, which carry a modest fee for the written report buyers and lenders require.

Roof Inspection FAQ

How often should I have my roof inspected in Austin?

Once a year, ideally before spring hail season, and after any significant storm. Roofs over 15 years old benefit from a check every spring and fall.

Do I need to be home for the inspection?

For the roof, no. For the attic portion we need access inside, so someone should be home or arrange entry. The attic check is where we confirm leaks and ventilation problems, so we don’t skip it.

How long does an inspection take?

Between 45 and 90 minutes depending on roof size and complexity. The photo report is delivered the same day, usually within a few hours.

Is a roof inspection the same as a home inspection?

No. General home inspectors look at the roof from the ground or a ladder and note visible issues. We walk the roof and inspect the attic. For a home purchase, ask your inspector whether they walked the roof; if not, get a roofer up there before closing.

Will you pressure me to buy a roof?

No. Our recommendation is in writing with photos, and you take it wherever you like. Most inspections end in a small repair or nothing at all.
