Austin’s modern homes love flat roofs. Flat roofs love to leak. The difference is in the details.

East Austin new builds, Mueller, Bouldin and the modern infill across the city all use flat and low-slope sections, plus every commercial building in the metro. Water doesn’t run off a flat roof; it has to be drained. Ponding water, clogged drains, failed seams and poor flashing at parapets and penetrations cause almost every flat roof failure we see.

A flat roof done right is about slope, drainage and seams. We correct drainage with tapered insulation where needed, heat-weld TPO seams so they’re stronger than the membrane itself, and flash every penetration with manufacturer boots and details rather than mastic. Then we tell you what to check twice a year so it stays that way.

Coat It or Replace It?

A coating is a great investment on the right roof and wasted money on the wrong one.

If the membrane is sound, dry underneath and simply aging, a silicone coating restores it for years at a fraction of the cost of replacement. If the insulation beneath is wet, coating traps the moisture and the roof fails anyway. We test for moisture before recommending either. How long does a flat roof last in Austin?

TPO and PVC, 20 to 30 years with maintenance. Modified bitumen, 15 to 25. Coatings add 10 to 15 years to a sound roof. Drainage and twice-yearly maintenance are what move a roof toward the long end of those ranges.

Is TPO or modified bitumen better?

For most Austin roofs, TPO: it’s reflective, which matters in Texas heat, the seams are heat-welded and it’s cost-effective. Modified bitumen makes sense for roofs with heavy foot traffic or where the existing system is mod-bit and tie-ins matter.

Why does water pond on my flat roof, and is it a problem?

Ponding means the roof doesn’t drain, usually from deck deflection, clogged drains or insufficient slope. Standing water accelerates membrane aging, breeds algae and finds every seam. We correct it with tapered insulation or additional drains.

Can you fix a flat roof leak without replacing the whole roof?

Usually, yes. Most flat roof leaks are at a seam, drain, penetration or parapet, and each can be repaired individually if the field membrane is sound. We find the source, repair the detail and check the rest of the roof while we’re there.

Do flat roofs need maintenance?

More than pitched roofs. Drains clog, debris collects, seams and flashings should be checked twice a year. We offer maintenance programs for both residential and commercial flat roofs so small issues never become interior damage.
